Why nobody can quote you from a web page.

A thatch roof is priced per square metre of sloped roof area, and the number is genuinely different for a simple garden rancho in the Central Valley and for a hipped beach club roof at height on an exposed coastline. Anyone quoting a firm figure without seeing your roof plan is guessing.

What this page does instead is show you exactly how the figure is built, so that when a quote arrives you can read it, compare it against another one properly, and see where the money actually goes.

Cost drivers

Six things that move the number.

In rough order of impact on a typical project.

Sloped area, not floor area

Material is measured on the true area of each roof plane. A steep roof over a 100 m² footprint has substantially more roof than a shallow one, and the gap grows with pitch.

Geometry

Hips, valleys, cones and small planes generate cut waste and slow the crew. One clean long plane is the cheapest roof per square metre you will ever build.

Height and access

Scaffolding, lifting and a difficult site approach are labour, and labour is the half of the price that has nothing to do with the panel.

Structure and battens

Whether the secondary structure is in the roofing scope or the structural scope changes the number completely. It is the ambiguity that most often makes two quotes incomparable.

Terminations

Ridges, hips and metal flashings where the roof meets hard construction. Modest in material, meaningful in crew hours, and routinely left out of an early estimate.

Region and logistics

Delivery to Guanacaste, the Osa Peninsula or the Caribbean side is not the same as delivery inside the Central Valley, and site storage on a phased job carries its own cost.

How quantity is calculated, step by step.

    True sloped area

    Measure the actual area of each roof plane, not its projection on the floor plan. The projection always understates material, in proportion to the pitch.

  2. 02

    Divide by panel coverage

    Each panel covers 0.186 m² installed at the recommended 22 cm exposure. Total area divided by that figure gives the panel count.

  3. 03

    Add waste

    Ten per cent, concentrated at valleys, junctions and edge terminations. A complex roof carries more; a single plane carries less.

  4. 04

    Close to order units

    Material ships in 11 m² boxes and 370 m² pallets, so the final order rounds up to whole boxes — and the surplus stays on site as the owner's replacement stock.

Reading a quote

Eight lines worth checking before you compare two prices.

Most of the difference between two quotes for the same roof is scope, not margin. These are the eight places it hides.

  1. Whether the area quoted is true sloped area or a plan projection.
  2. Whether battens and secondary structure are inside this scope or the structural one.
  3. Whether waste is included in the quoted quantity or added later.
  4. Whether metal flashings and terminations are priced, and in what material.
  5. Whether scaffolding, lifting and access are included at the height involved.
  6. Whether the panel offered is the certified product or an untested substitute.
  7. What the warranty covers, for how long, and who issues it.
  8. Whether surplus material stays on site as the owner's replacement stock.

Straight answers, including where an honest answer is “it depends, and here is on what”.

Is synthetic thatch more expensive than natural palm?

At installation, generally yes. Across a twenty-year hold the comparison reverses, because natural fibre carries four to five re-thatching cycles plus treatment, repairs and the cost of the area being out of use. The construction budget sees one number; the owner lives with the other.

How does it compare with a metal or tile roof?

Those are usually cheaper per square metre and are not really competing for the same job — nobody chooses a palapa because it is the lowest-cost way to cover an area. The comparison that matters is against natural thatch, which is what a synthetic roof genuinely replaces.

Can you give me a ballpark before I have drawings?

We can give you a useful range once we know roughly the sloped area, the geometry, the height and the region — four things you can describe in an email, and often in a sketch. The firm figure comes from the roof plan.

Does the price change much by region?
